- Money figures use MAYA's illustrative planning rates — an indicative estimate, not a quotation. A site-verified BOQ follows a consultation.
- Built-up area entered includes all floors; the base specification rate is applied once per sq ft.
- Building type and floor factors adjust the base specification for structural requirements.
- Optional add-ons are included only when selected (no double counting).
- Contingency (7%) is a separate planning allowance for soil, approvals and design variations.
Is this the price MAYA will build for?+
No. It is an indicative planning figure from illustrative rates. A site visit, soil report and drawings lead to an itemised BOQ, which is the basis of a real quotation.
What is built-up area?+
The covered area measured to the outer face of walls, including balconies and staircases, summed over all floors. Plot area and carpet area are different measures.
Why is contingency shown separately?+
A planning allowance for the unknowns — soil, approvals, design changes. Showing it inside the total would hide it; showing it beside the total keeps the estimate honest.
Does the rate include land, approvals or furniture?+
No. Land, municipal/approval fees, liaison charges, loose furniture and interiors are excluded. Use the Interior Design Cost Calculator for interiors.
